Key takeaways
  • Local and foreign buyers search in different countries, languages and words: serve both.
  • Detailed, dated buyer guides earn the trust (and enquiries) of foreign investors.
  • Give every listing a unique title and keep sold listings live to avoid broken pages.

Property in Mauritius attracts two very different buyers: Mauritians looking for a home or land, and foreigners looking for a villa or apartment they're allowed to buy, often under schemes such as PDS or IRS. They search in different countries, in different languages and with different words. A real estate SEO strategy has to serve both.

Two audiences, two sets of searches

Create a CrazyDodo project for Mauritius, and on Pro add the main markets your foreign buyers come from, so you can follow both audiences in one place.

Build pages that answer real questions

Foreign buyers research for months before they contact an agent. The agency that answers their questions earns their trust and their enquiry. Write clear, up-to-date guides on:

  • Who can buy property in Mauritius and under which schemes (PDS, IRS, Smart City, apartments in approved buildings).
  • The buying process step by step, the costs and taxes, and the role of the notary.
  • Residence permits linked to property purchase.
  • Area guides: Grand Baie, Tamarin, Black River, Moka, Bel Ombre: lifestyle, schools, distances, price ranges.

Rules and thresholds change, so date your guides and check them against the Economic Development Board's official information before publishing.

Make listings rank

  • A unique title for every listing: type + bedrooms + area + key feature ("3-bedroom PDS villa with pool, Grand Baie"). Titles that were too long or too short were among the most common problems in our study of Mauritian websites.
  • Real descriptions: don't copy the developer's text that ten other agencies also use. Add what only you know.
  • Photos with alt text and a floor plan.
  • Sold listings: don't delete them (that creates 404 errors). Mark them as sold and link to similar properties.
  • Development pages: one strong page per project, with all its units, rather than thin duplicate pages.

Earn trust and links

Property is a high-value, high-trust decision. Links from respected local sites (partners, notaries, developers, local press) and detailed, honest content matter more than in most sectors. Use the Traffic Analyzer to see which sites link to the agencies ranking above you.

Your property SEO, step by step

  1. 1

    Audit your listings

Run a site audit. Property sites often have broken links to sold listings and many pages with the same title.

  2. 2

    Research both audiences

In Keyword Overview, look up local searches on Mauritius and buyer searches on France or the UK, in both English and French.

  3. 3

    Find the questions buyers ask

Open Questions and Keyword Ideas to find what foreign buyers want to know. Each good question can become a section of a buyer guide.
